The Project

Jumar combines 101 condominium homes with approximately 17,458 square feet of commercial, retail and daycare space plus two levels of above-ground parking. A drive-through breezeway maintains access through the building.

The concrete commercial and parking base supports wood-frame residential construction above, creating varied roof, deck, wall and waterproofing interfaces.

Roofing Delivery

Our package included roofing, waterproofing, vinyl decking and metal cladding across multiple roof levels, balconies, rooftop projections and varied facade materials.

Bringing these scopes together supported deliberate sequencing at balcony thresholds, roof-to-wall transitions, deck edges and changes between the concrete podium and wood-frame construction.

Why Four Coordinated Systems Fit a Podium Mixed-Use Building

Podium buildings bring together roof membranes, occupied-space waterproofing, private decks and exterior walls. High-risk details often occur where these systems meet at balcony thresholds, roof-to-wall transitions, deck edges, planters and changes between concrete and wood-frame construction.

Vinyl decking can provide a finished walking surface and waterproofing at exposed residential decks when correctly detailed. Metal cladding adds a rainscreen finish, while roofing and concealed waterproofing protect horizontal areas with different traffic and exposure.

At Jumar, coordinating all four scopes helped maintain continuity across horizontal waterproofing, occupied decks and exterior wall interfaces.
