Baden Park

The Project

Baden Park is a 6.25-acre master-planned community at 904 Lytton Street in North Vancouver. The development brings together 341 townhomes, garden flats, condominiums, and rental homes in a mix of mid-rise and townhouse buildings.

The multi-building site includes broad low-slope roofs, accessible and inaccessible decks, suspended wood and concrete deck areas, and repeated transitions at walls, drains, scuppers, penetrations, and metal edges. Raven's work spans multiple buildings and construction phases across Sites 1, 2, and 4.

Roofing Delivery

Raven's tracked scope covers approximately 72,100 square feet: about 38,354 square feet of two-ply SBS roofing and 33,746 square feet of liquid-applied deck waterproofing. The work is being delivered in phases as individual buildings and deck areas become available.

The SBS scope includes reinforced membrane roofing across accessible and inaccessible roof and deck areas, with insulation where specified and detailed interfaces at curbs, drains, scuppers, penetrations, and perimeter flashings. The liquid-applied scope extends waterproofing across suspended wood and concrete decks and their adjoining walls, transitions, and metal edges.

Why Layered Roofing and Deck Waterproofing Fit a Multi-Family Community

Two-ply SBS roofing provides a layered membrane assembly for low-slope roof areas and the many transitions found across a multi-building residential development. Its reinforced layers support robust detailing at parapets, curbs, drainage components, penetrations, and changes in elevation.

Liquid-applied deck membranes can follow complex deck geometry and form continuous waterproofing around upturns, door thresholds, posts, drains, and perimeter conditions. At Baden Park, the specified systems address both suspended wood and concrete deck substrates.

Coordinating the roof and deck systems across several sites helps maintain continuity where occupied surfaces, exterior walls, flashings, and drainage paths meet. Final assemblies and details remain specific to each building, substrate, and consultant-approved design.
